How to save gas when doing Short Sales

One of the mistakes I made when I first started working with foreclosure clients was making too many appointments. Anytime anyone needed help I was booking an appointment and driving out to see them.

Most of the time I was just wasting time and gas because these folks were either not prepared, or just flaky (maybe that’s how they ended up in this mess in the first place.)

So after plenty of bad appointments I decided to develop a system to pre-screen my callers to see who was REALLY serious and who was just wasting my time.

Generally I pre-screen homeowners by having them gather the pre-appointment checklist before I make a visit. This will save you tons of time because if they are not able to get the checklist together, then they you don’t need to make an appointment with them. This is very important in the age of $4 per gallon gas.

When these homeowners call back and they have everything ready this means they are motivated and they will be easier to work with. This is the time to book an appointment.

Remember that you will need a complete short sale package before submitting to the lender. It’s always handy to have a short sale checklist to make sure that you have everything you need.
